LOCATION
The “IRMA” residential complex is located in Bascharage, at 69 Avenue de Luxembourg. It will be built on a lot of approximately 10.22 ares.

SURROUNDINGS
Bascharage is a town located in southern Luxembourg in the canton of Capellen. In 2012, it merged with Clemency to form the municipality of “Käerjeng.” Käerjeng borders Grass—an exclave of the municipality of Steinfort—and the municipality of Garnich to the north; to the east with the municipalities of Dippach and Sanem, to the south with the municipalities of Differdange and Pétange, and to the west with the Belgian municipalities of Aubange, Messancy, and Arlon.
Bascharage's town center features several restaurants, cafés, and shops, as well as a theater and cultural center. The “Käerjenger Treff” cultural center regularly hosts concerts and performances.
The “Käerjenger Dribbel” and “Op Acker” sports centers feature a large sports complex with a soccer field and a small swimming pool.
In Bascharage, Hautcharage, and Linger, there are 9 daycare centers and 2 after-school care centers—one in Bascharage (“Op Acker”) and one in Clemency.
Bascharage is home to the country's most famous brewery. The “Bommelscheuer” industrial park is home to local and regional companies, as well as subsidiaries of major European corporations.
A large shopping center and several supermarkets are just 450 m from the residence.
Around Bascharage, there are many hiking trails and bike paths, such as the PC12, a route that runs along the Belgian-Luxembourg border from Pétange to Colmar-Berg, and the “3 Cantons” bike path (PC6), which connects Pétange to Remerschen via Sanem, Schifflange, Bettembourg, Altwies, and Mondorf. The Faubourg Minier bike path (PC9) runs between Sanem and Kockelscheuer.

CONSTRUCTION
The main facade features the pedestrian entrance and access to the shared garage. The residence consists of a basement, a ground floor, and three upper floors. The basement houses private parking spaces, cellars, common areas, and other utility rooms. The upper floors and the ground floor are reserved for residential use or any other purpose permitted by regulations.
