LOCATION
The “NYX” residential complex is located in Luxembourg-Belair, at 5–7 Rue Nicolas Simmer. It will be built on a lot of approximately 27.47 ares.

SURROUNDINGS
Located west of Luxembourg City, Belair enjoys
a prime location very close to all other neighborhoods in Luxembourg City. The residence is just a stone's throw from Place de l'Étoile and has excellent public transportation connections.
Place de l'Étoile is a major transportation hub served by city buses, regional buses, and
the tram line. With the completion of the new “Place de l'Étoile” project, aimed at promoting sustainable transportation, the area will also feature several bike paths, Vél'OH bike-sharing stations, and pedestrian connections to the city's other neighborhoods. Spanning an area of 8,365 m², the site will feature retail stores, a fitness center, a food hall, and a multiplex movie theater.
The Josy Barthel Stadium is located 350 m from the residence. It is slated for demolition once the new
Luxembourg Stadium opens in 2022. The old
stadium will be replaced by residential units. The Belair Sports Complex is located 450 m away and includes a large sports center and a swimming pool.
Shopping centers are just a few
minutes' drive away, as is the Luxembourg Hospital. The “La Belle
Etoile” and “City Concorde” shopping centers are 5 km from the residence.

TRANSPORTATION
Right next to the residence, on Route d'Arlon,
is the “Belair, Nicolas Simmer” bus stop, which
is served by various bus lines (16, 22, 11)
heading toward Luxembourg City, the airport,
Bertrange, and Steinsel.

A “vel'OH” station is located on Place de l'Étoile,
500 meters from the residence, where you can rent
bicycles for short trips.

CONSTRUCTION
The main façade features the pedestrian entrances and access to the shared garage. The residence comprises three basement levels, a ground floor, and five upper floors. The basements house private parking spaces, storage rooms, common areas, and other utility rooms. The upper floors and the ground floor are reserved for residential use or any other purpose permitted by the relevant administrative regulations.
